Environment Policy 1
Protects countryside (land outside settlements or not designated for development) for its own sake; development adversely affecting it not permitted unless overriding national need outweighing protection and no reasonable alternative. Officer assessed the gas tank as ancillary to approved dwelling but potentially harmful without mitigation; conditions ensure no adverse countryside impact.
Environment Policy 2
Uses AHLV classifications for development control, prioritising landscape character protection unless development shows no harm or location is essential. Site in AHLV per Laxey and Lonan Area Plan; tank siting essential for deliveries (no alternative), and conditions (colour, screening) ensure no harm to character/quality.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

Notwithstanding the approved plans, the gas tank hereby approved shall be of an olive or dark green colour unless otherwise agreed in advance and in writing with the Planning Authority. Reason: in the interests of the character and appearance of the area.
Screening scheme
Prior to the gas tank being erected on the application site, a method of screening the gas tank shall be submitted to, and approved in writing by, the Planning Authority. Such screening method should include details of the height, type and size of the proposed method of screening. Reason: in the interests of the character and appearance of the area.
