The site is within a residential area under the Douglas South Local Plan 1998, making the proposal appropriate to assess against Housing Policy 6 and General Policy 2 of the Isle of Man Strategic Plan…
Housing Policy 6
Requires residential development on zoned land to accord with area plan briefs or criteria in para 6.2, encouraging good design. The officer assessed the proposal as appropriate given the residential zoning under Douglas Local Plan, with modest scale and design fitting the site.
General Policy 2
Permits development in accordance with zoning and area plans if it respects site/surroundings (siting, scale, design), does not harm townscape, amenity, highways, or parking. The officer tested scale/proportion, design continuity, neighbour impact, parking/manoeuvring, and townscape, finding all criteria met as the extension blends seamlessly and improves the site.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

The additional residential unit hereby permitted shall not be occupied until the car parking and manoeuvring areas have been provided in accordance with the approved plans and those areas shall thereafter be kept available at all times for their respective purposes.
Materials approval
No facing and roofing materials shall be used other than materials similar to those used on the existing building.
