The officer assessed whether the proposed access ramps and dwarf walls would adversely impact the character and appearance of the property within a proposed Conservation Area.
General Policy 2
General Policy 2 permits development in accordance with land-use zoning if it respects the site and surroundings in terms of siting, layout, scale, form, design (b); does not adversely affect the character of the surrounding landscape or townscape (c); and does not adversely affect the amenity of local residents or the character of the locality (g). The officer tested the ramps and walls against these criteria in the proposed Conservation Area context, finding no adverse visual harm due to their minor scale, matching materials, and location within the curtilage, with no impacts on amenity or townscape.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
The Board of Port Erin Commissioners considered the above application and resolved to support the proposals.

After reviewing this Application, Highway Services HDC finds it to have no significant negative impact upon highway safety, network functionality and /or parking and on the proviso that this proposal is contained entirely within the boundary of the property. The Applicant is advised that Highway Licences may be necessary for use of the highway during construction. - Do not oppose
