Ramsey Local Plan Policy R/R/P1: Re-Zoning to Open Space

Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
Subject to the other conditions of this notice, this approval relates to drawing nos. 09, 10C, 11C, 12C, 15, 04/216/100/009, 0010, 002A and s113 P1 date-stamped the 5th November 2004 and S113 P4 submitted at the Public Inquiry.
Highway junction
No works shall be commenced on site until the estate road junction with the adopted highway, including where required visibility splays, has been set out to the satisfaction of the Planning Authority, in accordance with drawing no. 04/216/100/009 date-stamped the 5th November 2004.
Drainage redesign
The drainage layout of the Northern part of the development must be redesigned by omission of the proposed connection between manholes F44 and F45 such as to ensure that no additional foul sewage is drained to the sewer South of manhole F45; this redesign should be undertaken in consultation with the Department of Transport (Drainage Division), and must form the subject of amended plans which must be submitted to and approved by the Department prior to the commencement of any works.
Archaeology notification
The Manx Museum and National Trust (Manx National Heritage) must be informed of the date of commencement of works and be given access and opportunity at all reasonable times to inspect the site, observe all excavations and investigate any archaeological features exposed.
Landscaping scheme
No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. These details shall include internal and boundary planting, the layout and equipment within the play areas and other public open space, effective screening by means of trees and bushes along the Western boundary, and the re-establishment of the Manx Hedge along the Eastern boundary; the details shall also include an Implementation Programme, such Programme to provide for the treatment of the Western and Eastern boundaries to be completed before occupation of the first dwelling.
Landscaping implementation
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in accordance with the Implementation Programme and the whole Programme shall be completed in the first planting and seeding seasons following the completion of the development. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

All services within the site shall be laid underground, including electricity and telephone.
