Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to drawing no.s 08, 09, 012A, 013, 014, 015, 016, 04/216/100/009, S112P3 and S113P1 date stamped the 5th November 2004.
Junction/visibility splays
No other works shall be commenced until the estate road junction with the adopted highway, including where required visibility splays, has been set out to the satisfaction of the Planning Authority, in accordance with drawing no. 04/216/100/009 date stamped the 5th November 2004.
Highway connection
Prior to the occupation of the dwellings there must be a direct connection from them to an existing highway, via footways and carriageways that are adequately lighted and completed up to and including a base level of approved specification to the satisfaction of the Planning Authority after consultation with the Highway Authority.
Parking and access
No dwelling shall be occupied until the parking facilities and vehicular access have been completed to the satisfaction of the Planning Authority after consultation with the Highway Authority. Such parking facilities and vehicular access shall be retained thereafter.
Archaeology
The Manx Museum and National Trust (Manx National Heritage) must be informed of the date of the commencement of works and be given access and opportunity at all reasonable times to inspect the site, observe all excavations and investigate any archaeological features exposed.
Landscaping
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Underground services
All services including electricity and telephone where installed must be laid underground.
Materials approval
Prior to the commencement of development details/samples of the external appearance and colour finishes of the buildings must be submitted to and agreed by the Planning Authority.
