The application was a revised submission addressing the previous refusal (08/01186/B, upheld at appeal in April 2009) for a large sloping dormer to the front elevation, which harmed visual amenities.
General Policy 2
General Policy 2 (with paragraph 8.12.1 of the Isle of Man Strategic Plan 2007) is relevant to development control, assessing impacts on visual and residential amenities. The officer assessed the revised front dormers against street scene character, finding them acceptable due to reduced scale, hipped design matching local precedent, and no adverse privacy effects from rooflights. Rear terraces were unchanged and previously unproblematic.
