Draft Isle of Man Strategic Plan (Housing Policy 14)
Requires replacement dwellings not substantially different in siting/size (max 50% floor area increase over original, excluding outbuildings/attics; on existing footprint), traditional design per Circular 3/91 Policies 2-7, but allows exceptions for environmental improvement, replacing poor form with traditional character, or less visual impact. Officer applied exception despite 261% increase, noting partial footprint overlap, design improvement, screening minimising impact, and site benefits from outbuilding removal; included existing garage in calculation for fairness as proposal has attached garage.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
