Cornerstone Architects 79 Parliament Street Ramsey Isle of Man IM8 1AQ In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Infrastructure does hereby APPROVE the following application made on behalf of:

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the demolition of existing farmhouse and ancillary outbuildings and erection of a replacement dwelling as proposed in the submitted documents and drawings 1864/09 04 D and 1864/09 03 C received on 18th February 2010.
- Prior to the occupation of the dwelling, the hardstanding to the front of the dwelling is to be completed to allow the required parking provisions to be used.
- Prior to the occupation of the dwelling full details of both hard and soft landscaping works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the hard landscaping works include footpaths and hard surfacing materials. The hard landscaping works shall be completed in full accordance with the approved details prior to the first occupation of the proposed dwelling hereby permitted. All planting shall be carried out in accordance the approved details in the first planting and seeding seasons following that first occupation. Any trees or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the planning authority gives written consent to any variation.
- Within one month of the occupation of the dwelling the temporary access is to be reinstated as indicated on drawing 04 REV D.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
Guidance Note This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either:

- Any appeal has been determined;
Whichever is the later.
