General Policy 2

Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
The development hereby approved shall be carried out in accordance with the schedule of materials as indicated on approved Drawing No. 04A and 05A - Elevation as Proposed. Reason: To ensure the use of materials appropriate to the development in order to safeguard the visual amenities of the area, in accordance with policy GP2 in the Isle of Man Strategic Plan (2016).
Operating hours
The use of the premises hereby approved shall not be undertaken outside the following times: General opening Times: Monday - Thursday 09:00 to 00:00 midnight Friday and Saturday 09:00 to 02:00 Sunday 09:00 to 23:00 Food Service Times: Monday - Sunday 09:00 to 22:00 Reason: In order to maintain the amenities of the area.
Use restriction
Notwithstanding the provisions of The Town and Country Planning (Use Classes) Order 2019 (or any Order revoking and/or re-enacting that Order with or without modification), the unit shall not be used other than as a public house and for no other purpose within Use Class 1.3 (food and drink); of Part 1 of the Order at any time. Reason: The Department has assessed the impact of the proposal on the basis of the specific use and any alternative uses within the same Use Class will require further consideration.
Bin storage
There shall be no external storage of bins or recycling on the property other than within the designated area as shown on approved Drawing No. 1465-P-02A and said storage space shall be made available prior to the use hereby permitted first commencing. Reason: To protect the amenities of adjoining land users.
