Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Office use restriction
The approved use of the First Floor and Attic Floor of Park House, as shown on Drawing APL-01 (date-stamped as having been received 14th July 2017) shall be restricted to Use Class 4 of the Town and Country Planning (Permitted Development Order) 2012. Reason: In order to control the use of the building in line with the Braddan Local Plan and Business Policy 7 of the Isle of Man Strategic Plan 2016.
Limit on covers
The number of covers within the approved café use shall not, unless otherwise agreed in advance and in writing with the Department, exceed 70. Reason: In the interest of highway safety and provision of sufficient parking spaces for the Isle of Man Business Park Service Centre.
No objection: parking requirement similar to extant use, pattern different but unlikely to generate additional parking, therefore acceptable.

Architectural Liaison Officer raised concerns about crime and anti-social behaviour from takeaway use and recommended restricting opening hours to 7am-7pm. Highways Division initially deferred but concluded with no opposition after additional parking information.
