General Policy 2
General Policy 2 (paragraph 8.12.1) of the Isle of Man Strategic Plan 2007 is relevant to development affecting visual and residential amenity. The officer assessed the dormer's visibility from the highway (partially obscured by landscaping) and neighbour impact (no height increase beyond ridge, obscure glazing), finding no adverse effects on either.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved drawings
This permission relates the erection of a dormer and the creation of a window opening as shown in drawing numbers 01 Rev C and 02 date stamped 28th April 2011 and email from Kevin Graham dated 1st July 2011.
Obscure glazing
The window to be formed in the north west facing wall must be glazed or re-glazed with obscure glass only.
Matching materials
No facing materials shall be used other than materials similar to those use on the existing building.
Dormer roof tiles
The roof of the dormer must be constructed using forticrete Centurion Low Pitch Roof Tile, as detailed in the email from Kevin Graham dated 1st July 2011.
