14 February 2008 · Delegated - Senior Planning Officer Mrs F Mullen
Grovelands, Cannan Avenue, Kirk Michael, Isle Of Man, IM6 1hf
The proposal is for the retention of a timber fence along the boundary between Grovelands and the neighbouring property Karibou. The fence consists of timber posts with horizontal planks, standing at 1.8m high along the side boundary and stepping down to 1.2m at the front.

Part of the fencing exceeds the height allowed under the Permitted Development Order forward of the building line, where such heights are normally unacceptable in residential areas.
Permitted Development Order 1982
The Order limits fence heights forward of the building line. The proposal exceeds this but was assessed acceptable due to unique site characteristics: poorly defined boundary between corner properties with combined driveways, positioning between garages away from habitable rooms, and benefit of improved privacy without overbearing impact.
Approved plans
This approval relates to the retention of fencing as shown by the plans and information 2147/1, 2147/2, Letter and Enforcement Photographs x 6 submitted and date stamped 20th November 2007.
