Planning Circular 1/98 (windows replacement policy)
Policy 7 requires replacement windows in principal elevations to have the same or similar glazing bar pattern and frame sections as originals if repair impracticable; non-principal elevations not readily visible from public thoroughfares should preferably match glazing bars but not necessarily opening method. Officer assessed front elevation proposal matches ground/first floor glazing bars despite PVC material, acceptable given existing mismatches and terrace variety. Rear accepted as unifying disparate existing styles, not publicly visible.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

Window details
This permission relates to the replacement of the windows to the front elevation with PVC casement type windows which must have the same glazing bar pattern as the original timber framed sliding sash windows currently fitted to the ground and first floor windows of the front facade. This permission also relates to the replacement of the windows on the rear elevation with PVC casement type windows. No permission is granted for the replacement of external doors which would require a separate planning application.
