General Policy 2
GP2 requires development to respect the site and surroundings in terms of siting, layout, scale, form, design, and landscaping; not adversely affect character, amenity, or road safety. The officer tested the proposal's impacts on house character (chimney loss regrettable but acceptable in mixed street), street scene (front porch improvement), and neighbours (no overbearing/overshadowing/overlooking). Found compliant overall, despite RDG preference for retaining chimneys.
Residential Design Guide 2019: Section 5.1.1 Chimney Stacks and Flues
RDG 5.1.1 states chimneystacks contribute to character and encourages retention, especially for traditional properties. Officer noted removal regrettable but not refusal-worthy given street variety and house's existing character; no Conservation Area.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.

Objectionwhile I have no objections to the proposed terrace immediately adjacent to the rear of the property I do strongly object to the proposed wall on the boundary with our property.; This will be totally overbearing onto our property plus cannot be built upon the boundary line as no permission to extend the foundations into our land has either been sought by the applicant neither would it be granted.; Further no reference has been made as to how surface water and run off from the house will be dealt with when it is separated from the sewerage system.; we have suggested to the applicants builder that a rain water harvesting system be installed to avoid this flooding.
