Approval in principle for the erection of four two bedroomed dwellings

Refusal Reasons

• ✗There is not in the submitted application sufficient information to demonstrate that four 2 bedroomed dwellings could be disposed on the site such as to avoid having an unacceptable impact on the residential amenity of the occupants of Carrick Mews; and to provide adequate space, outlook, and amenities for the occupants of the proposed dwellings.
• ✗Four 2-bedroomed dwellings would generate more vehicle trips than does the established use of the site; there would thus be increased use of a lane which is not wide enough to accommodate two vehicles passing each other, and an egress from which there is inadequate visibility (visibility requirements are 2.0m x 70m).
