Policy OS/P/1 St John's Local Plan
Policy OS/P/1 states 'Other than those areas specifically designated for development or zoned predominantly residential on the proposals map, no areas of open space shall be developed.' This permission relates to the erection of a single storey extension and conservatory to rear elevation, raising of the existing bungalow roof and the raising of the rear garden as shown in drawing numbers F/1/05; F/2/05 and F3/05 all received on the 30th June 2005.
Matching materials
The facing materials of the extension must match those of the existing building in all respects.
Roofing materials approval
The roofing of the raised roof to the property and the roofing of the single storey extension to the property hereby permitted shall not commence until samples of the roofing materials to be used have been submitted to and approved in writing by the Planning Authority. The development shall be carried out in accordance with the approved details.
Engineering operations approval
Prior to the commencement of works, details of the engineering operations involved for the raising of the slope of the bank (including details of the stabilisation of the bank and details of the external finishes to the engineering operations) must be submitted to and approved in writing by the Planning Authority. The engineering operations shall be carried out in full accordance with the approved details.
No objection to the extension and realise that the property probably requires this modernisation however they question the need to raise the roof level
No objection in principle subject to no discharge of surface water to foul drainage system and soakaway subject to Building Control approval
