Guide to the design of residential dwellings in the countryside
Requires new farm dwellings to be designed as traditional farmhouses. Condition mandates compliance for reserved matters application. Officer noted submitted designs comply.
Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Plans approval
This approval relates to the principle of the demolition of the existing agricultural sheds and the erection of a new agricultural building and farm dwelling as shown in the submitted plans and maps all received on 15th March, 2005.
Agricultural use only
The building must only be used for agricultural purposes.
Agricultural occupancy restriction
The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such persons as aforesaid.
Access and visibility splays
The application for reserved matters must include the provision of a new means of access to the new development. Such an access must be safe and provide visibility splays of at least 2.4m by 90m to drivers of vehicles emerging from the site onto the B30 highway.
Traditional farmhouse design
The new dwelling must be designed as a traditional farmhouse in accordance with the provisions of Planning Circular 3/91 policies 2-7 inclusive.
