In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 16 December 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the principle of the demolition of the existing agricultural sheds and the erection of a new agricultural building and farm dwelling as shown in the submitted plans and maps all received on 15th March, 2005.
The building must only be used for agricultural purposes.
The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such persons as aforesaid.
- The application for reserved matters must include the provision of a new means of access to the new development. Such an access must be safe and provide visibility splays of at least 2.4m by 90m to drivers of vehicles emerging from the site onto the B30 highway.
Note: the applicant is advised to consult the Department of Transport in respect of the above, prior to the submission of any application for reserved matters.
- The new dwelling must be designed as a traditional farmhouse in accordance with the provisions of Planning Circular 3/91 policies 2-7 inclusive.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
