Planning Circular 3/91 Policy 2
Policies 2-7 of Planning Circular 3/91 set design standards for replacement dwellings in rural areas, including traditional forms for doors, windows, and materials. Condition 2 of prior AIP (PA02/0185/A) required the dwelling to be designed accordingly. Officer assessed the proposal complies overall, with specific amendment to timber sash windows to meet Policy 5 on traditional rural window forms.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to the plans and information submitted as part of this application date stamped 17th March 2004, subject to Condition No. 3 of this approval.
Window materials and style
All window frames, including the porch and conservatory must be of painted timber with the windows being sliding sash, retained in perpetuity.
Plumbing stacks
All plumbing stacks must be constructed internally.
Roof materials
The roof(s) must be finished in dark natural slate.
Exterior stonework
The exterior stonework must be of a traditional nature. NOTE: Split stone on a backing render is not acceptable as an external finish.
