Approved drawings
This approval relates to drawing numbers 390/01 and 2807/01 submitted and date stamped 6th January 2004.
Use restriction
The building may be used for the storage of vehicles and equipment only.
Demolition requirement
The existing building must be cleared from the site in its entirety prior to the erection of the replacement building.
DOT Highways objects due to inadequate sight lines and road safety deficit at the access; DAFF Fisheries raises concerns over insufficient buffer to watercourse and requests 8m separation; Santon Parish Commissioners express road safety concerns and question prior approval for existing shed.
Key concern: dangerously inadequate sight lines and road safety deficit at access
DAFF Fisheries
Conditional No ObjectionThe plans indicate that the building will sited approximately 5 metres away from the watercourse, which is a tributary of the Santon Burn - we would like to see the plans amended to show a distance of 8 metres.
Conditions requested: A buffer strip of at least 8 metres must be retained between the development and the watercourse; no disturbance to the habitat along the river bank and the river bed; plans amended to show a distance of 8 metres
DOT Highways
ObjectionWhilst accepting that the proposal is in connection with an existing business use of the site, it represents an intensification of use of the site, where there is a recognised road safety deficit associated with the access on to the highway.; The sight lines available from the existing access are dangerously inadequate.
Santon Parish Commissioners
ObjectionThe Commissioners are concerned that, although this site is in use by the applicant, there are always road safety considerations at this location just as there were when approval was refused for a dwelling (01/02123/A).; It would be undesirable to encourage access by vehicles to a large new shed on the site.; Was planning approval ever given for the existing shed at the site?
