In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you

Secretary Planning Committee Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -

• the time for requesting a review of the initial decision has expired; or
• any review of the initial decision has been completed; or
• the time for requesting an appeal in relation to the decision has expired; or
• any appeal has been completed.

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

• 003/sheet 1 of 1 subject to (a) the exclusion of the fluting on the pilasters and (b) the omission of the dentil blocks from and subsequent simplification of, the cornice section.

NOTE: Prior to the commencement of works, a large scale (1:20) section drawing of the cornice profile must be approved by the Planning Authority.

NOTE: This drawing should be prepared in consultation with the Department's Conservation Officer.

1. All roof lights must be heritage style.

1. The windows must be timber sliding sash.

1. Prior to the commencement of works, a large scale drawing of the shop fronts at ground floor level must be submitted to and approved by the Planning Committee.

NOTE: The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

NOTE: The proposed flats must on completion comply with the requirements of the Housing (Flats) Regulations 1982.

NOTE: For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.
