1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to drawing numbers:

    - 003/sheet 1 of 1 subject to (a) the exclusion of the fluting on the pilasters and (b) the omission of the dentil blocks from and subsequent simplification of, the cornice section.

**NOTE:** Prior to the commencement of works, a large scale (1:20) section drawing of the cornice profile must be approved by the Planning Authority.

**NOTE:** This drawing should be prepared in consultation with the Department's Conservation Officer.

3. All roof lights must be heritage style.

4. The windows must be timber sliding sash.

5. Prior to the commencement of works, a large scale drawing of the shop fronts at ground floor level must be submitted to and approved by the Planning Committee.

**NOTE:** The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

**NOTE:** The proposed flats must on completion comply with the requirements of the Housing (Flats) Regulations 1982.

**NOTE:** For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.

**NOTE:** For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
