In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you.

Proposal:

Which was considered on 2 March 2001, subject to the compliance with the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as:

• the time for requesting an appeal in relation to the decision has expired; or
• any appeal has been completed.

Note 3: Rights of the appeal against the decision of the planning committee are attached.

Note 4: An appeal must be requested within a period of 21 days.

1. This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

1. The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such persons as aforesaid.

1. The dwelling must be a modest (not exceeding 180 square metres), single storey, traditionally designed property generally in accordance with Planning Circular 3/91 and located as shown in the submitted plans.

1. The application for reserved matters must include provisions for improvement to the access onto the A22 and an indication of vehicular parking in the vicinity of and in association with the new dwelling.

NOTE The applicant is encouraged to utilise the stone from the cottage to be demolished, particularly in the finish of the southern elevation of the new dwelling.
