Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Use restriction
The proposed building may be used only as a warehouse with incidental office space; any other use must form the subject of a further, separate planning application; no retail use of any sort will be permitted.
Drainage onto road
No water or debris shall be permitted to drain from the site, or be tracked by vehicle wheels, on to the estate road.
Road completion arrangement
Prior to the commencement of any works, there must be in place a firm arrangement for ensuring completion of the roadway serving the site and the junction of this roadway with Pulrose Road in accordance with the planning approval therefor and to a standard suitable for adoption by the Highway Authority; details of this arrangement must be submitted to and approved by the Planning Committee; these works must include the associated drainage systems.
Run-off interceptors
All run-off from paved surfaces must pass through interceptors before being discharged to a water course.
Watercourse buffer
There must be no works within 8 metres of any water-course; in particular, there must not be any pollution or disturbance of the river or any bankside vegetation.
Accessibility
The building must be accessible and usable by an unassisted wheelchair user.

The approval relates to drawing number 03/171/1(c) date stamped 2nd July 2003 and number 96/36/1(w) date stamped 3rd November 2003.
Tree protection
No trees may be felled as part of this development; existing trees close to the site must be protected by the erection of stout fencing prior to the commencement of any works.
