The acceptability of the proposed development was established by the previous planning application 10/00749/B and extant planning approval granted on 2nd July 2010.
General Policy 2
Requires development in accordance with land-use zoning and Area Plan proposals, respecting siting, layout, scale, design, landscaping, amenity, access, parking, road safety, services, and energy efficiency. Officer noted site within designated business park land per 1991 Braddan Plan, with proposal respecting surroundings as per prior approval.
Business Policy 7
New office floorspace should be in town centres or zoned land; exceptionally permitted in approved Business Parks for Corporate Headquarters without day-to-day callers. Proposal qualifies as corporate HQ in Isle of Man Business Park.
Business Policy 8
New office buildings must respect height/mass of adjoining buildings and provide parking per Appendix 7. Amendment respects scale/character; parking provided at 1:15 sq.m ratio (30 spaces minimum for 450 sq.m).
Transport Policy 7
Requires parking per current standards (Appendix 7: 1 space per 15 sq.m for out-of-town offices). Proposal meets minimum 30 spaces.

Major developments require Transport Assessment. Previously assessed and acceptable under prior approval.
Environment Policy 5 - Mitigation against damage to or loss of habitats
Developments over 100 sq.m require Energy Impact Assessment pending PPS. Previously assessed under prior approval.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
