Policy O/RES/P/21 of the Onchan Local Plan (Planning Circular 1/2000)
Policy states: 'Extensions and alterations to existing residential property will generally not be opposed where such proposals are appropriate in terms of scale, massing, design, appearance and impact on adjacent property.' The officer considered this specifically material and assessed the parking as an alteration appropriate given precedents and local parking needs.

Isle of Man Strategic Plan 2007 policy requires development to respect site/surroundings in siting/layout/scale/design, not adversely affect character/amenity/highway safety/parking. Officer judged the proposal complies, balancing minor street scene detriment against parking benefits, precedents, and no highway safety issues.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to the submitted Drawings LOC 1, SITE 1, Kerb Detail (PATH2), and Photographs ×3 all received on 12th November, 2009.
