General Policy 3
Restricts development outside zoned areas except for specified exceptions including 'replacement of existing rural dwellings (Housing Policies 12, 13 and 14)'. Officer assessed the principle as acceptable due to prior approval in principle (01/00105/A) and demolishability without permission.
Housing Policy 14
Replacement dwellings must not be substantially different in siting/size unless resulting in environmental improvement; floor area not more than 50% greater; traditional design per Planning Circular 3/91. Exceeded 50% cap but approved due to improved siting away from stream (environmental gain), traditional cottage design, and sympathetic materials; prior extension approval noted for context.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to the erection of a replacement dwelling, Ballalonna, Dalby, Patrick, as shown by the plans 2422/2, SM09/185/2 and SM09/185/3 all received 11th February 2009.
Roof materials
The roof(s) must be finished in natural slate.
No permitted development for outbuildings etc.
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval.)
Wall materials
The external walls shall be finished in rough cast render and retained as such thereafter.
Window and door materials
All external windows and doors shall be of timber construction and must remain as such thereafter.
Sod bank/hedge
The sod bank/hedge to the north of the approved replacement dwelling shall be constructed during the first planting season following the completion of the development and in accordance with the guidance set out within Planning Circular 1/92 "Manx Hedges".
Do not oppose
The proposed design will be an improvement... appearance of the house when completed should be as close as possible to that of the cottage to be replaced... white finish similar to that on the existing building
