Housing Policy 15
HP15 allows extensions to traditional countryside dwellings only if they respect proportion, form, and appearance, and exceptionally if over 50% floor area increase without destroying character or countryside amenities. Officer found extensions in-keeping via matching design features; 65-77% increase acceptable as single-storey part negligible and proportions balanced. Protected countryside amenities.
Housing Policy 11
HP11 permits conversion of rural buildings to dwellings if respecting character, with modest subordinate extensions. Amendments omitted front projection, reduced rear extension, added minor arched window; retained form, justified reuse of merit-worthy historic barn. Public views minimally altered.
