Planning Circular 8/89 - Low Density Housing in Parkland
For proposed LDHP, dwellings must be substantial/high quality, in ≥1 acre landscaped grounds acknowledging contours/trees. Site 1.4 acres, dwelling substantial (811sqm), Georgian design high quality, set back 30-47.4m from road, flat site with new tree planting/pond, re-profiled bank similar to neighbour.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Guest accommodation ancillary use
The guest accommodation at first floor of the proposal hereby approved shall only be used in association with the approved main dwelling house and for purposes incidental to the use of approved main dwelling house as a single dwelling, for no residential/tourist purposes and only in accordance with the internal layout shown on plan 101.
Landscaping scheme
All planting, seeding or turfing comprised in the approved details of landscaping (Dwg Nr 020 REV A) must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner. Any trees or plants which die or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species
Parking and turning
The development hereby approved shall not be occupied until the parking and turning areas have been provided in accordance with the approved plans Nr 020 REV A. Such areas shall not be used for any purpose other than the parking and turning of vehicles associated with the development and shall remain free of obstruction for such use at all times.
Materials approval
No above ground floor development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces (including brickworks and mortar details), including roofs, have been submitted to and approved in writing by the Planning Authority. The development shall not be carried out unless strictly in accordance with the approved details.
Visibility splays
The development hereby approved shall not be occupied until the visibility splays as shown on Drawing 020 REV A shall be provided/retained and maintained at all times free from any obstruction at height not exceeding 1.05m above the level of the adjacent highway carriageway.
