Time limit for commencement
The development hereby approved shall be begun either before the expiration of four years from the date of this approval or before the expiration of two years from the date of approval of the last of the reserved matters. Reserved matters application deadline
Application for approval of the reserved matters shall be made to the Department before the expiration of two years from the date of this approval and thereafter the development shall only be carried out in accordance with the details as approved. Approval of the details of design, external appearance of the building[s], internal layout (hereinafter called "the reserved matters") shall be obtained from the Department in writing before any development is commenced. Reason: To comply with the Town and Country Planning (Development Procedure)(No2) Order 2013.
Access construction and visibility
Prior to any construction the access shown on drawing no P/10-03A and 04A both received on 28th June, 2016 shall be constructed and the visibility splays shall remain unobstructed at a height of 1.05m thereafter and the existing access shall be permanently blocked up and removed from use. Reason: In the interest of highway safety.
Parking and manoeuvring provision
Prior to the occupation of any dwelling the garage, car parking and manoeuvring areas shall be provided and remain free from obstruction thereafter. Reason: To ensure that the strategic plan car parking standards are met in the interest of highway safety.
No approval of floorspace size
Notwithstanding the details on the approved drawings, no approval is given for the size/level of floorspace shown for each dwelling. Reason: The size and floorspace of the proposed dwellings, and the impact thereof, can only be properly assessed at the time detailed matters including the design and external appearance are submitted as part of a reserved matters application.
Recommend approval subject to conditions on access construction, visibility splays, blocking existing access, and provision of garage/parking/manoeuvring areas. Clarified visibility as acceptable due to road alignment.
