Housing Policy 16
HP16 states: 'The extension of non-traditional dwellings or those of poor or inappropriate form will not generally be permitted where this would increase the impact of the building as viewed by the public.' The officer applied this given the site's location in an Area of High Landscape or Coastal Value and the non-traditional design of the property. The replacement conservatory and balcony roof were deemed not to increase public impact, as the works are on non-visible elevations.
General Policy 2

Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
