GP2 permits development in line with zoning if it respects site/surroundings in siting, scale, design; does not harm landscape/townscape character, residential amenity or road safety. Officer tested rear extension's roof design (pitched sides, flat roof below ridgeline) against visual impact from public views/lane, finding it acceptable as it overcomes prior refusal and replaces existing flat roof. Balcony size reduction and screening addressed amenity tests for overlooking.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved drawings
This approval relates to the alterations, installation of dormer windows and erection of first floor extension with balcony to dwelling as proposed in the submitted documents and drawings P11202 01 P2, P11202 02 P1 and P11202 03 P3 all received on 19th January 2012.
Materials matching
The external finishes of the extension must match those of the existing building in all respects.
