The officer divided the proposal into dormers, balcony, and rear extension. The front dormers with pitched roofs were judged not out of place in the streetscene and acceptable.
General Policy 2
Requires development in accordance with land-use zoning that respects site surroundings in siting, layout, scale, form, design; does not adversely affect surrounding landscape/townscape character or local residents' amenity/locality character. Officer assessed the rear extension's mansard roof as failing these tests due to incompatibility with local forms and visibility from public lane, while dormers and balcony passed.

Conditional No Objection**No Objection:** - subject to the following conditions:-
Conditions requested: There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Isle of Man Water & Sewerage Authority, Drainage Division and the Sewerage Act 1999.; Note surface water is to be discharged to water butts, water butts are subject to Building Control approval and if this approval is not granted, the Authority would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.; Public sewerage crosses this site. The line of the sewer(s) must be identified before development work commences. The sewer(s) must be fully protected whilst all building works are being carried out, the applicant is required to discuss the level of protection with the Authority before commencing on site.
