General Policy 2
GP2 permits development in accordance with land-use zoning and other policies if it respects site/surroundings in siting/layout/scale/design/landscaping, does not adversely affect landscape/townscape/amenity/road safety/traffic, incorporates topography/trees, provides safe access/parking, and reduces energy consumption. The officer assessed the car park extension and EV chargers against criteria (b), (c), (f), (g), (h), (i), (n), finding compliance due to no highway objections, effective tree protection, and appropriate layout on the civic site.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Tree protection
The protection measures and construction methods detailed in the Tree Survey and Report submitted in support of the application shall be adhered to in full. No retained tree shall be cut down, uprooted, or wilfully destroyed during the development phase and thereafter within 5 years from the completion date, other than in accordance with the approved plans and particulars or as may be permitted by prior approval in writing from the Department. Conditions requested: Vehicle Space to be Laid Out: Development shall not be used until all areas shown on the approved plans to be used by vehicles circulation and vehicle parking spaces have been fully laid out, surfaced and drained with those for EV’s to be of 2.6m width. These areas shall not be used for any other purpose thereafter for the lifetime of the development.
