The principal vehicular access to the site must be from Bath Place; the workshop may be served from the harbour-side, and there may be a "prestige" entrance for occasional use only from Parade Street.
Parking provision
Parking provision must be made on-site at a ratio of 1 space/50 sq.m of nett office floor space, and also such that all vehicles attracted by the workshop use are accommodated within the site.
Services underground
All new services must be laid underground.
Electricity consultation
The Manx Electricity Authority must be consulted during the preparation of detailed plans to ensure that an adequate supply of electricity can be made available to serve this development; the provision of a sub-station will be required.
