SCHEDULE OF CONDITIONS Application No. 95/0839
1 The proposed building may be used for office purposes and, at ground floor level, for workshop purposes in connexion with shipping or harbour operations.
2 This permission shall be deemed to be an approval in principle for a period of FOUR years only and shall not permit any development works prior to the approval of detailed information by the Committee.
3 Details of siting, design, external appearance, internal layout, means of access and landscaping (hereinafter called "the reserved matters") must be included in a single detailed planning application.
4 There must be no direct access, other than for fire escape purposes, on to the Harbour marshalling area (notated as "long-term car-park" on drawing no. 95/1637/01).
5 No approval is hereby implied to the exact siting of the tugmaster facility as indicated on drawing no. 95/1637/01.
6 The principal vehicular access to the site must be from Bath Place; the workshop may be served from the harbour-side, and there may be a "prestige" entrance for occasional use only from Parade Street.
7 Parking provision must be made on-site at a ratio of 1 space/50 sq.m of nett office floor space, and also such that all vehicles attracted by the workshop use are accommodated within the site.
8 All new services must be laid underground.
9 The Manx Electricity Authority must be consulted during the preparation of detailed plans to ensure that an adequate supply of electricity can be made available to serve this development; the provision of a sub-station will be required.
NOTE 1: The applicant/developer is recommended to consult the Fire Prevention Department prior to the submission of detailed plans with regard to access for fire appliances and all matters relating to fire safety.
NOTE 2: There are various features of historic interest located either within or close to this site, including the Registered remains of the former Red Pier, the foundation stone to the abortive "Douglas Head Suspension Bridge", and a milestone; it is recommended that the architect consult with the Department's Conservation Officer on these matters during the preparation of detailed plans.
