General Policy 2
Requires development in zoned areas to respect site/surroundings in siting/layout/scale/design/landscaping (b), not adversely affect landscape/townscape character (c), incorporate existing trees/topography (f), safeguard resident amenities/locality character (g), provide safe access/parking (h), and avoid unacceptable road safety/traffic impacts (i). Officer assessed proposal as compliant due to compact footprint, tree retention, safe access visibility, and no amenity harm, despite sub-acre plot, as more policy-aligned than existing house.
Time limit for commencement
The development hereby approved shall be begun either before the expiration of four years from the date of this approval or before the expiration of two years from the date of approval of the last of the reserved matters. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013.
Reserved matters submission deadline
Application for approval of the reserved matters shall be made to the Department before the expiration of two years from the date of this approval and thereafter the development shall only be carried out in accordance with the details as approved. Reason: To avoid the accumulation of unimplemented planning approvals.

Approval of the details of siting, design, external appearance of the building[s], internal layout, landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Department in writing before any of these elements of the development are commenced. Reason: To comply with the Town and Country Planning (Development Procedure)(No2) Order 2013.
Tree protection measures
The application for the reserved matters must include sufficient information to demonstrate how the existing trees on site which are to be retained, will be protected from damage during construction and the development must be undertaken in accordance with these measures. Reason: to maintain the character of the site, much of which is attributable to the wooded nature of the site and the appearance of some of the trees on site.
