garden areas are protected from inappropriate residential development, particularly where such development would result in the loss of existing trees or hedgerows (reference: Policy R/E/P3).
Development in the grounds of existing houses or on backland sites will not be permitted where:
- it would result in overdevelopment of the site or an unacceptable density of development;
- it would adversely affect the amenities of adjoining properties through overlooking, overshadowing, loss of privacy or increased noise and disturbance;
- it would result in the loss of trees, hedgerows or other landscape features which make a significant contribution to the character and appearance of the area;
- adequate access and parking cannot be provided;
- it would be detrimental to the character and appearance of the area.
