General Policy 2
GP2 permits development in accordance with land-use zoning and other policies if it respects the site and surroundings in terms of siting, layout, scale, form, design; does not adversely affect amenities, character, road safety, or flooding risk; and meets other criteria. The officer assessed the proposal complies as no material changes have occurred since original approval, with no impacts on amenities, character, or highways, and the site remains in 'Predominantly Residential' zoning.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
Where shown on the approved drawing No.18 1271/2 Rev A - 'Proposal Drawing', all external facing materials and roofing materials to be used in the development, hereby approved, shall match those of the existing building where appropriate, in respect of their type, colour and finish. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with General Policy 2 of the Isle of Man Strategic Plan 2016.
