General Policy 2
GP2 permits development in accordance with land-use zoning if it respects the site and surroundings in terms of siting, layout, scale, form, design, does not adversely affect townscape character or residential amenity, and meets other criteria like access and safety. The officer assessed the chimney removal against visual amenity and street scene impacts (criteria b, c, g), finding the stacks lack significant architectural interest and their removal acceptable outside a Conservation Area. No adverse effects on other GP2 aspects were identified.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
