Housing Policy 16
Restricts extensions to non-traditional dwellings that increase public visual impact. Officer assessed the rear extension's subordination via lower ridge, shallower pitch, matching finishes, and topography, ensuring no detriment to building appearance or countryside amenity despite unzoned location.
Environment Policy 1
Protects countryside outside settlements from adverse development unless overriding need. Proposal accepted as existing residential curtilage extension with no visual harm due to screening and low public visibility, no ecology damage.
General Policy 2
Requires general development standards. Extension meets standards for design, appearance, and integration with existing garage and site without overdevelopment.
Policy 3 of Planning Circular 3/91
Extensions should maintain original form character. Assessed as rectangular, simple form subordinate to existing building.
Planning Circular 3/91 Policy 4
Requires traditional materials or similar appearance. Proposal uses painted render and roof material matching existing.
