General Policy 2
GP2 permits development in accordance with land-use zoning and Area Plan proposals if it respects the site and surroundings in terms of siting, layout, scale, form, design, and landscaping; does not adversely affect visual character, wildlife habitats, amenities, road safety, or adjoining land uses; and incorporates topography and reduces energy consumption. The officer assessed the amended open space layout against these criteria, finding it acceptable in the 'Proposed Residential' zoning of the Ramsey Local Plan, with positive visual impacts, enhanced biodiversity, no amenity harm, and improved public usability.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
