The principal issues were the visual impact of the illuminated signage on the building and wider area, including the adjacent Conservation Area and Registered Building (Old Market Hall RB 120).
General Policy 6
Requires advertisements in towns to be high design standard, relate well to building/site, in keeping with area, no highway hazard. Officer assessed signage relates to the hotel building, black fittings minimal and appropriate in busy commercial area, no highway issues raised by consultees.
Environment Policy 36
Permits development near Conservation Area boundaries only if no detriment to important views. Site immediately adjacent but officer noted unattractive car park area to east (former bus station), so illuminated signage causes no harm to views in/out of Douglas (North Quay) Conservation Area.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
