The site is Unit 2 Concorde House, its part of a DOI owned complex on Westbourne Road, behind Ramset bus stop. I am looking to rent the 1st floor, the ground floor is currently occupied by a doggy day care centre. I am renting the 1st floor to use as storage space at the moment. The DOI are aware of my plans to apply for planning permission.
I have previously made a planning application for the same purpose for 2/4 Peel Street in Ramsey, this was granted. Unfortunately due to various factors that site is no longer an option.
I wish to use the first floor as a gaming lounge. This would consist of using the 3 rooms and corridor for customers and allowing parents to wait in the kitchen area if they desired. One room would house a large projector and screen linked up to a PS5, this would be the VIP room which people could hire out, the corridor would house small arcade machines and older consoles, one room would then house various Nintendo consoles and the largest room would be the “Gaming Room” with 10 modern consoles. Maximum occupancy of the VIP room would be 4 customers, maximum occupancy of the other rooms would be 20 customers.
As stated in my previous application I feel this is a good chance to offer less sporty people in Ramsey somewhere to go and enjoy themselves. Its also somewhere the whole family could go together if the parents have an interest as they are more likely to enjoy the nostalgia aspect of it. We plan to offer autism friendly periods once a month and offer the use of the VIP room as a potential reward for students at Ramsey school. Proposed opening hours are 4pm-8pm Wednesday and Thursday, 4pm-10pm Friday, 10am-10pm Saturday and 10am-4pm on Sunday in school term time. In the school holidays we would look to open 10am-8pm Monday -Thursday, 10am-10pm on Friday and Saturday and 10am-8pm on Sunday.
The building is situated on a part residential street with little available free parking. I realise this may be an issue however there is plenty of parking available near by with the old Albert School car park as well as lots of parking near the Coronation Park. I would also expect most of the customers to be within walking distance. We will have notices on our website and alert anyone that books that parking is not available on site. We will also look to encourage bus travel to the site from further away by offering money off the entrance fee on production of a valid bus ticket for that day (or
proof you have purchased one). The unit below us is a doggy day care centre. Although the older machines do produce some sound they are not loud and shouldn’t be heard below. The newer consoles will all have headsets provided so no sound will come from them. On the nights we stay open to 10pm we will ensure everyone has left the premises by 10pm at the latest, we wouldn’t expect loud noise or rowdiness from the people who would use the Gaming lounge so this shouldn’t be an issue for the neighbouring houses. No building work will be required within the unit, it has just been redecorated to a high standard. The only thing we may do is put up window decals at the front, in the kitchen area and on the front entrance.
