In this instance of the submitted documents and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning Condition 2 and 3 of application 25/90456/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.

• 1.0 Description
• 1.1 Planning Application 25/90456/B was APPROVED on 13th August 2025 for: Erection of a new cattle barn
• 1.2 This approval is subject to 4 conditions, some of which require the submission of additional information prior to the commencement of works.
• 1.3 This report is specific to conditions No. 2 and 3, which the applicants are seeking to satisfy.
• 1.4 The specific wording of the Condition 2 is as follows:

Prior to the commencement of the development hereby approved, details of the existing and proposed site levels, including existing and proposed section drawings and finished floor levels of the building, shall be submitted to and approved in writing by the Department. Thereafter the development shall be completed in strict accordance with the approved details unless otherwise agreed in writing by the Department.

Reason: To ensure the development has an acceptable visual impact upon the landscape and in relation to the excavation and retention of minerals on the site.

• 1.5 The specific wording of the Condition 3 is as follows:

Prior to the commencement of the development hereby approved, a Method Statement relating to the excavation, storage and re-use of soil and minerals that may be excavated in the carrying out of the approved development, shall be submitted to and approved in writing by the Department. The Method Statement shall include plans identifying where the excavated material will be stored and re-used on the applicant's landholding and the development shall be carried out in accordance with the approved details.

Reason: In the interest of retaining materials and minerals on the site.

• 2.0 Proposal
• 2.1 The applicant's agent has submitted an application form on 04.11.2025 along with: o Site plan showing the finishing materials for the new access drive

• 3.0 Consultation
• 3.1 The case officer for the approved application was consulted for advice. Their advice was received on 06.11.2025. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.

• 4.0 Recommendation
• 4.1 In this instance of the submitted documents and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning Condition 2 and 3 of application 25/90456/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
