In this instance of the submitted documents and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning Condition 2 and 3 of application 25/90456/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
This approval relates to the documents, method statement and drawing no. 111, 112, LS01, LS-02, which have been received on 18th Sep 2025. __________________________________________________________________________
Prior to the commencement of the development hereby approved, details of the existing and proposed site levels, including existing and proposed section drawings and finished floor levels of the building, shall be submitted to and approved in writing by the Department. Thereafter the development shall be completed in strict accordance with the approved details unless otherwise agreed in writing by the Department.
Reason: To ensure the development has an acceptable visual impact upon the landscape and in relation to the excavation and retention of minerals on the site.
Prior to the commencement of the development hereby approved, a Method Statement relating to the excavation, storage and re-use of soil and minerals that may be excavated in the carrying out of the approved development, shall be submitted to and approved in writing by the Department. The Method Statement shall include plans identifying where the excavated material will be stored and re-used on the applicant's landholding and the development shall be carried out in accordance with the approved details.
Reason: In the interest of retaining materials and minerals on the site.
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
