The officer assessed the proposal against Environmental Policy 19 of the Isle of Man Strategic Plan 2007, which permits equestrian development in countryside only if no loss of local amenity, no loss …
Environment Policy 19
Requires equestrian activities and buildings in countryside only where no loss of local amenity, no loss of high quality agricultural land (Classes 1 and 2), and highway can accommodate traffic (cross-ref ENV14). Officer tested replacement stables against this, finding no adverse impacts due to screening, setback and Highways confirmation of adequate access.
Environment Policy 21
Prohibits stabling buildings detrimental to countryside character in siting, design, size or finish; requires form and materials reflecting purpose (no cavity-wall). Officer assessed proposed sheeting materials as appropriate to agricultural use, sensitive siting behind dwelling, and non-prominent size as compliant.
