Reason(S) For Refusal:
- The proposed change of use of the proposal site to become part of the existing garden would be detrimental to the character and appearance of this area of the Manx countryside which is recognised as being of High Landscape Value by the Strategic Plan. As such the proposal would fail to accord with Environmental Policies 1 and 2 of the Plan as the proposal would not protect the countryside nor does it represent essential development.
This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
