Site
The site represents the residential curtilage of 17 King Edward Close, Onchan, which is part of a pair of two storey semi-detached properties located on the north-western side of King Edward Close.
Land Use Zoning / Planning Policy
The property has been zoned under The Onchan Local Plan Order 2000 as being within an area of "predominately residential"; the site is neither within a Conservation Area nor within an area of High Landscape Value or Costal Value and Scenic Significance.

Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application seeks approval for the erection of conservatory to the rear elevation.

The Authority has received no privately written representations objecting to the application.
Assessment / recommendation
The proposal will replace an existing smaller conservatory. The proposal is a sizeable extension however consideration has been taken to reduce the potential overbearing impacts, particularly upon neighbouring property 18 King Edward Close, due to the proposed southwest elevation of the conservatory being set in from the boundary by approximately 1.6 metres.
Additionally, the proposal would introduce no adverse impacts to the detriment of residential amenity of the surrounding residential properties from overlooking which would result in a loss of privacy; due to the 1.8 metre high (approx) timber boarded fences which boarder the rear and side curtilage of the application site.
For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.
