The proposal is a sizeable extension however consideration has been taken to reduce the potential overbearing impacts, particularly upon neighbouring property 18 King Edward Close, due to the proposed southwest elevation of the conservatory being set in from the boundary by approximately 1.6 metres. Additionally, the proposal would introduce no adverse impacts to the detriment of residential amenity of the surrounding residential properties from overlooking which would result in a loss of privacy; due to the 1.8 metre high (approx) timber boarded fences which boarder the rear and side curtilage of the application site. For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.
