The officer considered the proposal acceptable under Policy 2 as it complied with mixed-use zoning, respected the site's scale and design, and would not adversely affect townscape or amenity.
General Policy 2
Policy 2 permits development in line with zoning if it respects site surroundings in scale, design, and does not adversely affect townscape, amenity, or highway safety. The officer assessed the shelter's modest size (1.35m projection, 4.2m width, 3.8m height) and materials as compliant, with no significant highway impact justified by comparison to existing 1.2m footpath.
Environment Policy 35
Within Conservation Areas, only development preserving or enhancing character is permitted. The aluminium gothic design matching the pub roof was found to enhance the building's appearance, with Conservation Officer no objection confirming appropriateness despite prominent corner location.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

The external finishes of the smoking shelter must match those of the existing building in all respects.
no objection to the proposal
Ramsey Town Commissioners and Highways Division both object to planning application 08/00134/B for a smoking shelter at Stanley Hotel due to encroachment on public footpath and footway width reduction.
Key concern: encroachment onto the adjoining public footpath
Ramsey Town Commissioners
ObjectionThe Commissioners considered the above application at their meeting held on Wednesday 20th February, 2008 and have resolved to Object to the proposal for the following reason:-; The shelter is proposed to be located in a prominent location on the corner of East Quay and East Street and appears to encroach onto the adjoining public footpath.
Highways Division
ObjectionThe Department of Transport will not permit the construction of smoking shelters on the public highway which encourage litter.; The proposal reduces the width of the footway to less than 1.8 metres in width and removes an area where pedestrians can pass each other on the approach to narrow sections of the public footways
